ABOUT THIS SPACE From the second you pull up the gentle, paved drive into the Lodges of Reedmont, you can feel it: this isn't a cabin, it's a private mountain resort. Six thousand square feet, twelve bedrooms, walls of windows framing the Smokies. Head downstairs first — everyone will ask about the pool. Your private heated indoor pool runs year-round with a cascading waterfall, jetted streams, and color-changing LED lights. Next door, the game room hums with rivalry: a pool table, foosball, a 60-game arcade, and a 4K Smart TV, plus a second laundry set for wet towels. Outside, the hot tub waits under a sky that explodes with stars. Decks wrap the lodge with rocking and Adirondack chairs — gather at the fire table at golden hour, or step out at dawn with coffee. Movie night gets its own room — plush recliners and a 75-inch screen in the theater, plus 13 TVs total. The coffee/bar lounge next door has a wet bar, an ice maker, a 100-cup coffee maker, and a glass door onto the deck. LOCATION & WHAT'S NEARBY Splash Mountain sits inside the gated Lodges of Reedmont community in Sevierville, Tennessee — close enough to the action to be there in minutes, far enough up the ridge to fall asleep to crickets instead of traffic. The drive in is a gentle, paved road, not a mountain climb. You're about 10-15 minutes from downtown Sevierville's restaurants and grocery stores. Dollywood and Splash Country are roughly 15-20 minutes. The Island in Pigeon Forge, with its observation wheel, is about 20 minutes, alongside go-kart tracks and mini golf. Gatlinburg's downtown, the aerial tramway, and Great Smoky Mountains National Park are about 30-35 minutes — enough for a day hiking Laurel Falls and still home for a swim before dinner. Old Mill Square and Tanger Outlets are 15-20 minutes; Knoxville's airport is about 45. Tucked into a residential community, evenings stay quiet while every attraction is a short drive away. HOUSE RULES Check-in after 4:00 PM, checkout before 10:00 AM, giving the cleaning team time to reset all 12 bedrooms and 12.5 baths. Maximum occupancy is strictly 36 guests — the lodge has noise decibel monitors that flag unauthorized parties (calibrated for large groups, so normal gathering noise is fine). Smoke-free, vape-free, and pet-free throughout. Re-engage the pool room's splash alarm after every use, and don't approach wildlife and keep car doors locked — bears can open unlocked ones. Guest Access: Guests will have exclusive access to the entire lodge and all its amenities. Enjoy seamless and private entry with our electronic lock system, allowing for a stress-free self-check-in experience. No spaces are shared.

Neighborhood: Nestled in a brand new mountain community with several shops, stores, restaurants and attractions nearby. Pickleball & half-court basketball are community features for all guests.

Interaction: We respect our guests' privacy and offer a seamless self-check-in process. While we will not be present during your stay, we are always available via the messaging platform to answer any questions or address any needs that may arise.

Other things to note
* **The Road** Leading to the Lodge is a paved gentle drive, no scary mountainous roads here. 
* **Starter Supplies:** We provide a starter supply for your first day, including 1 dish soap, 2 dishwasher packets, 1 laundry soap, 2 trash bags, 2 paper towels, and 2 toilet paper per bathroom Each bathroom is stocked with a small shampoo, conditioner, and bar of soap. Coffee and accompaniments are also provided. Guests are responsible for any additional supplies needed for their stay.
* **Pool Safety:** The pool room is secured with an electronic keypad and a self-closing, self-latching door. A splash alarm is also installed for safety. Instructions for managing the alarm are in our guide. Please ensure the alarm is re-engaged after every use.
* **Wildlife:** You are staying near the Great Smoky Mountains National Forest. Please do not attempt to feed, pet, or approach any wildlife, including bears. Keep your vehicle doors locked at all times, as bears can open them.
* **Local Critters:** Our cabin is professionally treated for pests. However, given our mountain location, you may occasionally see an insect inside. They can sneak in when doors are opened.
* **Travel Insurance:** We highly encourage purchasing travel insurance to protect your trip from unforeseen circumstances. Please inquire if you would like to purchase a plan through our partner.
* **Cancellation Policy:** A full refund (minus fees) for cancellations over 60 days before check-in. 50% refund for cancellations 31-60 days before check-in. No refund for cancellations within 30 days of check-in. No refunds for weather or other force majeure events.
* **Trash Removal** 4 - 32 Gallon trash bins on site. In the event you need them dumped during your visit, you have one of two options. Option 1: you can run the bags down to the subdivision entrance and place them in the trash compactor provided for free. Option 2 notify managment and our cleaners will come out the next day for a nominal fee of $25 and remove the trash for you. 

Departure: Please load and run the dishwasher, remove all food from the refrigerator, remove all trash from the cabin and place in bear proof bins provided outside, place all towels in the showers/tubs, log out of any streaming platforms on the TVs. House Manual: After booking, we will share our digital guidebook with instructions on how things work in the lodge to local recommendations. A live, local person is always available to assist you should you need us.

Noise Decibel Monitors: Our properties are equipped with noise decibel monitors to ensure property safety and to reduce noise complaints due to unauthorized parties. At any time the monitor detects extreme noise you will be notified. We are mindful that large group cabins will tend to be louder than smaller cabins, no worries the detectors are adjusted for larger gatherings.

Additional rules: Check-In/Check-Out Process 
1. Check-In Process: Approximately (one) hour prior to Check-In Time, Guest will receive a key code for smart lock access via the E-mail Address or Phone Number listed for Guest. 
2. Check-Out Process: Guest must vacate on or before Check-Out Time. Upon vacating the Property, Guest agrees to properly secure the Property by ensuring that all exterior doors and windows are locked. Guest agrees to leave the Property in good condition. “Good condition” means, but is not limited to: all trash placed in outside trash receptacles; dirty dishes placed in dishwasher and dishwasher run; grill cleaned (if used) and cold ashes removed; all used towels placed inside showers/tubs; remove all perishable food; and log out of any streaming services utilized on any devices at the Property (Manager will not be responsible for charges made to any streaming accounts in the event you fail to log out). Guest will be responsible for any fees, costs, or damages that result from Guest’s failure to comply with this Check-Out Process including, but not limited to, a late check-out fee of $50 per half hour past the 10 am check-out time, if Guest does not vacate on or before Check-Out Time. 

House Rules: 

1. No smoking or vaping inside the Property (fine: $2,000 per incident). 
2. This is a pet-free property. We do welcome service animals. Any pet on the Property without prior written approval by the Manager shall result in a $2500 fine per pet. Guest is required to clean up after any pet/service animal inside and outside of the Property. This includes disposing of any waste in an outside trash receptacle. Any damage caused by any pet/service animal will be billed directly to the Guest. Service animals are required to be with the owner at all times and shall never be left on the property without its owner/handler. 
3. All occupants must comply with local noise ordinances at all times. Quiet hours are between 10:00 PM and 8:00 AM. 
4. Guest must secure the Property (lock doors, windows) when unoccupied. 
5. Guest shall immediately report any damage or maintenance issues to Management Company. 
6. Occupancy Limit: The occupancy limit at the Property is 36, including children. Exceeding the occupancy limit will result in termination of this Agreement without refund. 
7. Local Regulations: Guest must comply with all local regulations. 
8. Safety Features: The Property may include safety features such as noise monitoring systems, smoking monitors, smoke detectors, fire extinguishers, and carbon monoxide detectors. Guest agrees not to tamper with any safety devices. This includes tampering with any internet and WIFI equipment. 
9. Dangerous Activity: Items of a dangerous, flammable, biological, chemical, hazardous, or explosive character that might increase the danger of fire, damage, or explosion on the Premises or that might be considered hazardous or extra hazardous are not permitted on the Property. Guest will be held personally responsible for any activity of this kind and hereby indemnifies and holds Manager harmless from any and all damages arising from the same. 
10. Illegal Activity: No illegal activity is permitted on the Property. Under suspicion of any illegal activity, Manager shall have the right to enter the Property. Confirmation of illegal activity by law enforcement during the term of this Agreement shall result in the immediate termination of this Agreement. 

Guest booking this cabin agrees to complete and sign the rental agreement, provide management with identification and requested information within 24 hours of booking; failure to do so will forfeit the guest's reservation and will be subject to the above cancelation policy.
