🌿 House Rules – Welcome to Wander Bear Cabin!

We’re so happy to host you. These simple guidelines help keep the cabin cozy and fun for everyone—thanks for giving them a quick read!

1. Who Can Book

The main guest must be 25 or older. Reservations made by those under 25 will be canceled.

2. Check-In & Check-Out

Check in after 4:00 PM (EST)

Check out by 10:00 AM (EST)

3. Supplies

A starter set of essentials is provided. For longer stays, you might want extras—just ask where to go!

4. Nature & Wildlife

The cabin is in the woods, so you may encounter bugs or the occasional furry visitor (there are bears in the area 🐻). Keep doors and windows closed to avoid unexpected guests. Pest control visits regularly, but nature sometimes finds a way in.

5. Smoking, Firearms, Substances

No smoking inside (a $500 fee applies if broken). Smoking is allowed outside—dispose of ashes and butts properly.

No drugs or firearms on the property.

6. Guests & Occupancy

Only registered guests may stay overnight.

Max occupancy is 18 (including children and infants). Let us know if anything changes.

7. Bunk Beds

Ages 6 and up only on top bunks. No jumping or climbing on beds.

8. Quiet Hours & Gatherings

Quiet hours: 10:00 PM to 7:00 AM. No parties or large gatherings.

9. Safety & Responsibility

Guests are responsible for themselves and their belongings. We are not liable for accidents or lost items.

10. Property Care

Treat the cabin as you would your own home. Leave things where you found them and use appliances as intended.

11. Pets 🐾

Up to 2 well-behaved, registered pets allowed. Pets must be supervised, leashed outside, and crated if left alone. Clean up after them, indoors and out.

12. Housekeeping

No daily cleaning, but fresh linens and towels are provided at check-in.

13. Trash

All trash goes in the outdoor bear-proof bins. Don’t leave food or bags outside.

14. Fireplaces

Fireplaces are available October through March. Don’t burn paper, and avoid running the fireplace and AC at the same time.

15. Septic System

Only toilet paper in the toilets. No wipes, feminine products, or grease.

16. Cancellations & Travel

Firm cancellation policy; no refunds for weather or outages. Travel insurance is recommended. In winter, 4WD/AWD is best.

17. Wi-Fi

Fast, free Wi-Fi for responsible use.

18. Towels & Linens

Towels, linens, and essentials are provided. Bring pool/beach towels for outdoor adventures.

19. Damages

Let us know if something breaks so we can fix it for you and the next guests.

20. Maintenance

Message us if anything isn’t right. We resolve issues quickly, but cannot give refunds for temporary outages.

21. Severe Weather

Travel insurance may cover mandatory evacuations; otherwise, weather-related cancellations are not refunded.

22. Security & Lost Items

Lock up when you leave. We are not responsible for lost items, but keep items found for 30 days. Shipping is at guest expense.

23. Reservations

No subletting or transferring reservations.
